Privacy notice
Browsing and starting a chat
You can browse listings and communities without signing up. This site uses a random first-party visitor cookie lasting up to 30 days to record anonymous listing views, searches, favorites, return visits, and approximate visible-tab time before you share contact details. It lets you resume your own chat; it is not an advertising identifier.
What Pax records
Acknowledging the chat notice and starting a chat also saves your messages, Pax’s replies, stated preferences and timeline, and homes you view or save during that conversation. If you confirm a contact or follow-up request, your supplied details and prior browsing activity and conversation are attached to that request for Paul Schafranick. Phone/email confirmation is separate from free browsing. We do not request payment information, government IDs, or account passwords in chat.
AI and service providers
When live AI is enabled, relevant chat messages and preferences are sent to the configured AI provider (Anthropic, Google, or xAI) to generate responses and use listing tools. This can include contact information you choose to type. Records are stored in the configured Supabase database; an explicitly labeled local development mode stores them on the computer running the site.
When Paul’s notifications are configured, a short visitor-interest summary and any supplied contact details are sent to Paul using Resend email by default. Paul can open editable drafts in his own phone’s texting app and choose to send them himself. Twilio is optional and off by default. If you explicitly select email, Pax can send an acknowledgment and matching alerts for searches you confirm. Automatic SMS requires both explicit permission and the optional Twilio setting. SMS rates may apply; reply STOP to opt out. These choices are optional. Confirmed saved searches can generate matching listing emails with an option to stop alerts. No recurring drip campaign is connected. Listing searches use the configured BeachesMLS feed, with clearly labeled samples when no feed token is configured. Confirming a request permits Paul to follow up about that request.
Optional Madison video chat
Madison is an AI avatar powered by Anam and its configured AI model. Video chat starts only when you choose it and grant browser microphone access. Anam processes microphone audio and avatar speech/video. The website records that a video session started, but it does not add the video transcript to the saved Pax text chat. Your camera is not requested. Minimize pauses the microphone; End video or Close stops the video session. Separate text conversations and confirmed requests remain subject to the storage and retention terms on this page.
Optional voice typing
Speak to Pax uses your browser’s speech recognition only when you choose Start microphone and grant access. Your browser may send audio to its own speech service. This app does not record or store the audio. The transcript appears as an editable draft; it is sent to Pax and stored with the chat only when you press Send. You can use text instead.
Private lead pages
Paul signs in through Supabase Authentication to review lead details, search criteria and notes. The administrator cookie lasts at most one hour. Suggested text drafts are not sent automatically and opening a texting app is not recorded as delivery.
Images and maps
The hero and fallback image are locally stored AI illustrations. Sample illustrative images load from Unsplash. Live listing photographs load through the MLS’s image providers, and map tiles load from OpenStreetMap. Those services receive technical request information, including IP addresses, when your browser loads their content.
Optional analytics
If Google Analytics is configured, it loads only after you choose to allow site analytics. You can change that choice near the footer. We measure public page visits and loading performance; chat messages and lead details are not sent as analytics events. Private lead and alert-management pages are excluded. Page URLs sent to analytics omit query parameters. Recognized AI referral sources (such as ChatGPT or Perplexity) are labeled using the referring domain or a recognized source tag; chat content is not included. Google may receive technical device and network information when analytics is enabled.
Access and deletion
Paul retains conversation and request records to follow up on your interests. Contact paul@pbrealestatepros.com to ask about access, corrections, or deletion. Clearing the conversation cookie prevents automatic access from that browser but does not delete the stored record. Do not use a shared browser for private information.
Before public launch
Contact Paul about data retention, applicable privacy rights and provider arrangements. When configured, Facebook Instant Forms send the details and channel permissions you submit to the same lead database, labeled Facebook form. No Facebook pixel is installed. Anonymous activity is not linked across devices.
